Maintaining Your AC Unit

Home air conditioningIt’s that time of year again and most of us haven’t maintained our heat & AC units properly! Oh, we intend to, but time goes so quickly and we push back the chore of changing out the filters and other AC maintenance until it’s too late and summer has already hit. If you haven’t been changing them every six weeks or so you are wasting money and shortening the life of your compressor by making it work harder than it should.

None of us like the sticky feeling of humidity and that is exactly what we’re going to get when we don’t maintain our cooling units properly. The outside coils need to be washed off with a hose, the filters need to be changed, and a cup of everyday bleach (Clorox) needs to be poured in the PVC pipe by the heater to keep the over-flow line clear and the over-flow  pan from building up rust.

You might be wondering why a buyer’s agent is so concerned about this maintenance, well we currently have a transaction for a great young couple being delayed due to repair request to the sellers.  This delay will be resolved but is due to a poorly maintained AC unit in a gorgeous home. The ugly truth is, this could have been completely prevented.
