Spring Cleaning 101: Inside AND Outside Your Home

Spring is well on its way and it’s just a matter of weeks before leaves start turning green and flowers begin to blossom. Unfortunately, with the lovely new life of spring comes a term less inviting: spring cleaning.

Why not get a head start this year on your spring cleaning and get it out of the way? Follow this checklist and make sure your house is spic and span for the rest of the year, all while taking care of any safety hazards along the way!

Inside the Home

Inside Home CleaningFloors: 1. Vacuum both wood and carpet floors. 2. Shampoo carpet and rugs, and mop wood floors. 3. Wax non-wood floors (like vinyl and linoleum).

Dust and Wipe: 1. Dust all shelves and countertops, dusting any items on top (like books, pictures, decorative pieces, etc.) of each surface. 2. Dust and wipe your walls and ceilings. Be sure to get the hard-to-reach places, like the tops of your ceiling fans, where dust tends to collect. *TIP: A vacuum with a detachable hose can help reach high nooks and crannies!*

Safety and Maintenance: 1. Change the batteries in all fire alarms throughout the house. 2. Use a resealing agent on any grout to deter staining and damage. 3. Turn off the power to your refrigerator from the circuit/fuse box, and dust the refrigerator coils to prevent from hazards. 4. Update your first aid kit, replacing any items you have used or have expired throughout the year.

(For a more detailed list of steps for spring cleaning inside your home, visit Martha Stewart’s Spring Cleaning Guide)

Outside the Home

Weathered Roof Shingles Need to be ReplacedElectrical: 1. Inspect outdoor light fixtures for any damaged wires and connections. 2. Wash covers to outdoor light fixtures. 3. Have a qualified contractor clean and service the outside unit of your air conditioning system.

Roof and Chimney: 1. Inspect roof shingles for any damages that may have occurred over winter. If any shingles are cracked or loose, it’s time to have them replaced. 2. Examine the chimney’s exterior for damage and have the chimney swept by a professional. (If you’re living in DFW, try The Chimney Sweep for all your gutter, rain leak, and chimney needs!)

Prepare for Drainage and Flooding: 1. If there are any low areas in your yard next to your home’s foundation, fill this area with compacted soil to prevent flooding and damage. 2. Check gutters for any leaks or loose parts. Make sure the gutter is draining away from your home’s foundation.

Ground: 1. Check concrete slabs for any cracks or movement. Fill the cracks with concrete crack filler and seal the concrete when possible. 2. Make sure firewood is at least 18 inches off the ground and 2 feet away from your home.

5 Tips for First-Time Home Buyers in 2013

Dallas, Frisco, Garland, Allen Home Buyers

Housing Prices are Up, While Inventory of Existing Homes is Low

North Texas rang in the new year after seeing the home sales for 2012 reach its highest point since 2008, causing prices to go up and the inventory of existing houses on the market to go down. Because of this, getting premium residential representation when looking for a new home is extremely important. Learn the biggest tips necessary to prepare yourselves for the home-buying process before giving us a call to help you the rest of the way!

1. Finances in order

The very first thing prospective home buyers should consider before starting the search for their first home is what their budget will be, and realistically what mortgage they can afford to pay each month. By doing this, obtaining their credit score, and making arrangements with a mortgage lender, first-time home buyers can better prepare themselves financially before taking the big step of buying their first home.

2. What type of house do you want? (Build or Buy)

The DFW area has all types of homes for the prospective buyer, whether you’re looking for a small, one-story home with a few bedrooms, or a house big enough for the whole family and then some. But, have you considered building your home in order to meet your special requests? The best part of buying your own home is being able to customize your “dream home” and make it exactly what you want from the ground up. View our past blog post for more information on buying a construction home here in North Texas.

Location, Affordability, and Safety are all Things to Consider When Looking at Prospective Homes

3. Location, Location, Location

Never compromise the safety of a good neighborhood for a “good bargain” on a home. The best part is that here in the DFW Metroplex, you don’t have to! With several different neighborhoods catering to different age groups and interests, there’s an area perfect for every home buyer in Dallas-Fort Worth. Not only is it better to pick a great neighborhood for your own safety, but it will also only increase the value of your home in the future years, where as a bad neighborhood can potentially decrease the value of your home later on.

4. Who will help you find what you’re looking for?

This is where we come in. By choosing to work with an exclusive home buyers’ agency, you know you’re getting all of the information you need to make the correct choice in buying your first home. At times, real estate agents who focus on both buying and selling may have a conflict of interest when showing you a home. At Bill Shields Home Buyers Agency, we make sure to point out all potential hazards of a home you’re interested, and give you alternate suggestions than homes on your list in order to make sure you pick the best home possible in Dallas-Fort Worth with well-rounded, unbiased information.

5. Home Inspection

While homeowners are required to have a home inspection and disclose any potential problems with their home and property, often times there are hazards that go unnoticed and undisclosed, despite the legal requirement. Because of this, it’s important to have your own home inspection completed on your new home. With Bill Shields’ Buyers Agency, we offer a FREE home inspection when using us as your home buying consultant. This way, we can help you find the home of your dreams, and assure you that the property is safe and sound, all at once! While working with us, when it comes time to close in on a purchase of your soon-to-be new home, we will perform a home inspection to discuss potential hazards and damage that should be calculated into the final price.

Home Decorating Safety Tips For the Holidays

Christmas Mantle Home DecorationsFall is here, and that means winter is just around the corner! By now you’ve most likely decorated the house with pumpkins, autumn-colored leaves, and friendly harvest items. But once these are put away come late November, it will be time to string up the lights and decorate the Christmas tree!

It seems only appropriate to share with first-time and seasoned home buyers alike the dangers and safety tips to keep in mind while embellishing your home and trimming your tree.

Let it Snow, Let it Snow, Let it Snow!

Whether you are in California, Texas, or New York, the glory of today’s inventions is that anyone can enjoy snow during the holidays! Artificial snow can do wonders to turning an average home into a winter wonderland, but please keep in mind that these snow sprays can irritate the lungs and cause damage to breathing if inhaled. Make sure that you are spraying in an open area, and read the directions carefully.

Oh Christmas Tree, Oh Christmas Tree

Christmas Tree Home Decorating TipsIn the spirit of Christmas, one can see Christmas trees everywhere, it seems. A tree seems to be that necessary adornment in a home to celebrate the holidays, and can create warm memories around Christmas time, so long as proper precautions are taken. Please keep in mind the following when finding a tree for your home:

–          If you’re going to opt for the artificial tree option, make sure that the label on the tree reads that it is certified nonflammable.

–          Should you choose a fresh tree, check that the tree is indeed fresh and is not already drying out. A few good tactics to verify a fresh tree include testing that the needles on the tree do not break when bent and do not pull out easily when tugged on. The trunk of the tree should be sticky with resin. Furthermore, when the trunk butt is bounced off the ground, needles should not shower down.

–          Place your tree away from fireplaces and other heated sources. The hotter the surrounding environment of a tree, the quicker it will dry out.

–          Cut a few inches off the trunk of the tree to expose fresh wood, allowing for better water absorption. Place the trunk in a water-holding stand, which will hydrate the tree and keep it fresh longer.

–          Never, under any circumstances, use electric lights directly on a metallic tree. In doing so, the tree generates and becomes charged with electricity. Should someone happen to touch the tree while the electrical current is running through it, they could be electrocuted! Instead, place spotlights on the ground or above the tree, but never let lights have direct contact.

Twinkle, Twinkle Christmas Lights

Christmas House Decorations SafetyOne of the most important steps to ensuring a safely decorated home is to perform routine maintenance on your holiday lights. Before hanging, check that the string set is not frayed, cracked, or weather-damaged. When in doubt, should you find anything wrong with the cord and/or socket, discard the lights and purchase new ones. While this may seem like a hassle, this move can save you and your family from a significant fire risk.

When hanging lights, no more than three strands should be strung together at a time. Combining more poses a great fire risk. Be sure to keep all electrical connectors off the ground and away from metal rain gutters. Also, strands should be hung with either plastic hanger hooks or insulated tapes, never with nails or staples. Using the latter will puncture the wire and can, again, create a fire risk.

It is also worthy to mention that one should never use indoor lights outdoors, as they may not be able to handle the weather elements. Similarly, outdoor lights should not be used indoors, as their heat is too strong to be contained inside a home.

Lastly, always turn off your decorative lights when going to sleep or when leaving the house. If you have trouble remembering this task, it may be in your interest to purchase a timer. Doing so may have great benefits on your electricity costs.

Chestnuts Roasting on an Open Fire

Christmas Fireplace Safe Home DecoratingIn leading up to the holidays and the cooler weather that allows for more frequent use of the fireplace, make sure to have your chimney cleaned and/or swept. In general, a chimney should undergo maintenance at least once a year before use. (If you’re new to Texas, The Chimney Sweep serves Alan, Plano, Richardson, Dallas, and surrounding cities!)

When using fire salts (the powder substance that produces colored flames when thrown into an already-lit fire), do so carefully. Keep the salts out of reach of children, as they contain chemicals which can cause gastrointestinal irritation and produce vomiting if swallowed.

Finally, do not burn wrapping paper in the fireplace. The color used on wrapping paper is commonly produced by dyes which are not safe to inhale when burned. Furthermore, the chemicals on wrapping paper cause it to ignite suddenly and burn intensely. By placing this product in a fire, one could potentially cause a flash fire.

Have Yourself a Merry Little Christmas

With these thoughts in mind, we hope you will get creative in your holiday decorating process, but do so safely! Enjoy your home during the holidays, and we sincerely hope that you create lasting memories in your new home this Christmas.

DIY: Make Your Home Energy Efficient- Solar Products, Insulation & More

Cut home energy bill in North Texas

I have high hopes that the days of 100+ degree days are long gone considering October is right around the corner! As autumn “falls” upon us and we gear up for the upcoming holiday season, before we know it, winter will be here and Jack Frost will be paying all North Texas homeowners a lovely visit.  Just as air conditioners are tested to the limit during Texas summers, winter provides your home’s heating system a chance to prove itself. In order to prevent your energy bill from skyrocketing, I have provided a few tips about cutting energy costs around the home. (And hey, they cut down the AC bill in the summer too!)

One major step to prevent the cold from creeping in during the winter and the heat from making its presence known in the summer, is to make sure walls (and the attic too) are properly insulated.  When the walls of your home are properly insulated, it slows the rate the inside air is leaked to the outdoors. Having the proper insulation installed in your attic will stop the heat from the house from sneaking into the attic in the winter and vice versa during the summer. Not having to worry about heating or cooling the attic will result in lower electricity bills.

Another way to conserve costs related to heating or cooling your attic is to install a solar attic fan. These fans are powered by the sun’s energy alone, cutting your energy bill and preserving the well-being of your attic. In the summer, the temperature in your attic may reach as high as 160 degrees. With the help of a solar fan, the average attic reaches 110 degrees. These assistants are just as nifty in the winter as they circulate the air inside the attic to prevent the atmosphere from getting too cold or going stale. For more information regarding solar fans, check out a North Texas provider, such as, Cool My Attic Now.

Another cost effective technique that can be implemented in your home involves your current windows. With time, windows age and become leaky. Air from inside your home may be seeping to the outdoors causing you to run your heating or cooling system more intensely.  If you are looking to replace your windows, it pays to install energy-efficient windows. These will cut your energy bill down anywhere from 7%-24% and often times provide better light for your home. If you don’t want to replace your windows just yet, there are several simple tasks you can do yourself to cut down energy costs. Make sure the weather stripping on each window is intact. This seals the gap and prevents extra air from going in or out. Also, it pays off to lock each window to seal off any extra space.

Other simple DIY tasks that can be done around the house to cut costs include, closing the doors to empty rooms, replacing light bulbs, and planting extra trees in the yard.  Closing the doors to empty rooms eliminates any empty space that may need heating or cooling. Replace any incandescent lights that exist in your home with compact fluorescent lights. Extra plants and trees in the yard are helpful in the summer as the foliage protects your home from the ultraviolet rays of the sun.

Implementing these solutions will not only cut energy costs but help the resale value of your home not to mention there are many federal tax credits available through 2016 which can be found dsireusa.org.

Back to School Home Buying

Highland Park school busCan you believe it? This past summer has flown by in a frenzy of double digit days and back-to-school season is upon us already.  For many families looking to purchase a home in the DFW area, school systems are a major determining factor. The quality of the area ISD can make or break a home buying decision. In order to assist you in your search for a new home, I’ve drawn up some of the top local school districts based on the Texas Education Agency’s (otherwise known as TEA) 2011 School District Summaries.

Highland Park ISD consists of seven campuses: four elementary schools, an intermediate school, a middle school, and one high school. All seven of Highland Park’s campuses have achieved an exemplary rating from the TEA. This past year, Highland Park High School was named one of the ten Top High Schools in the country by Newsweek Magazine. For all the athletes in the family, Highland Park ISD is also highly regarded for its athletic achievement in the state of Texas.

Lovejoy ISD is located north of Dallas and just east of Allen. Lovejoy ISD currently consists of three elementary schools, one middle school, and one very recently developed high school. It is home to over 3,400 students. Aside from Highland Park ISD, the district of Lovejoy is the only other school district to receive an exemplary rating for the 2010-2011 school year based solely on TEA ratings.

Carroll ISD is located in Dallas and hosts five elementary schools, two intermediate schools, two middle schools, and two high schools. It is home to over 8,900 students. Not only does Carroll ISD have a 0% dropout rate, but 98% of students follow their Carroll career with a college degree. Year after year, Carroll ISD is often ranked among the top in Texas.

I hope this will prove helpful for your future home buying experience. Remember to slow down in school zones in order to keep our community kids safe. We wish everyone a happy and successful school year!

Don’t Think Dallas is For You? Think Again!

Dallas City Night LifeEvery state has a city that never sleeps, or so it seems. Dallas, Texas is no exception to the rule. There are songs written about it, artwork centered on it, and even a TV show named after it! But what makes this area a great place to live in isn’t the build up by the media; it’s the eclectic variety of neighborhoods that make up the city as a whole, providing everyone with a wonderful place to call home, no matter their lifestyle or income. (more…)

Summer is here! Is your house ready to handle the heat?

With temperatures gradually increasing, summer’s sunshine is undoubtedly making its way to stay in Texas for the next few months. But with the summiting degree weather comes possible damage threats and the need for maintenance on one’s home in order to survive the conditions. By focusing a bit of time on your house, you can rest easy during the remainder of the summer, knowing that your property is sufficiently prepared for the weather ahead.

The best way to not get overwhelmed when it comes to home maintenance is to break up the property into these sections respectively: exterior, interior, garage, and walkways. By giving yourself a month-deadline and dedicating one weekend to each of these sections, you can efficiently and calmly upkeep your house without any added stress.

Maintain Your Garden at HomeStart with the exterior. This includes your property’s landscape. With the sun shining and heating everything up, now is the time to give your house a “bath.” Using a garden hose, wash your windows and your house’s siding. If you can do so safely, also try to clean your rain gutters, as the harsh winter weather may have caused buildup. By cleaning your home’s “canvas”, so to speak, you can better check for damage (including termites, paint peeling, and any missing aluminum or vinyl parts). If you do notice damage, the next step would be to assess and correct it. If not, it is time to move on to the landscape. Gardens are the “show-and-tell” of house up-keeping, and are often times a stranger’s first impression marker of the resident within. Although it may seem tedious, set out some time to mulch and weed your garden. You should also plan a time to water your lawn in the morning, whether by hand or sprinkler (as allowed by your state’s water supply).

When you have finished your first maintenance weekend, give yourself a pat on the back! The hardest and longest part is over. If you accomplished the first section, the rest should be smooth sailing. Now, it is time to move on to the interior. Texas can get up to dangerously high degrees in the summer (last summer was Texas’ record for the hottest summer in years!). If you haven’t done so already, make an appointment with your air conditioning system provider in order to check for efficiency. This will not only allow for a check-up to make sure your unit won’t break down on you during the heat peaks, but will also provide for a verification that your air conditioner is energy efficient and is not sky-rocketing your electricity bills. Also consider dusting and using your ceiling fans, instead, in order to save on energy while keeping cool. The last step in this section is to check for air leaks in your doors and windows. While seemingly small, these leaks can not only let out your paid-for cool air, but can let unwanted critters in.

Fill any cracks on your property! Two down, two more to go! Let’s focus on that garage. Because temperatures soar so high, it is unsafe to store combustive chemicals and heat-sensitive products in your garage. Either move them to somewhere cooler indoors, or dispose of them properly. It is also important to check the floor for any oil leaks. If you see any, have your car checked out. If you have children, make sure to child-proof your garage by placing dangerous objects above reach and putting a childproof lock on the garage’s door (if your garage is attached). Check the corners for any spiders or other pests.

With the first three down, you are only one week away towards summer-proofing your home! The last section is the most simple to assess, but it is just as important as the other three. Check your driveway and walkways around your home for any cracks or uneven pavement. Although it may seem like a hassle, do your part to remedy the situation if you should find any. While it may seem like a nuisance, fixing a crack can prevent potential injuries from slips and falls. Use an effective weed killer or boiled water to remove any weeds in between the pavement.

Once accomplishing these four sections, give yourself a pat on the back, and relax and enjoy your summer-ready home! A little love goes a long way towards a safe, happy home. Good luck on your house maintenance! If you need more information on how to better treat your home for summer weather, be sure to check out Summer Maintenance for Your Home . Have a wonderful summer!

Maintaining Your AC Unit

Home air conditioningIt’s that time of year again and most of us haven’t maintained our heat & AC units properly! Oh, we intend to, but time goes so quickly and we push back the chore of changing out the filters and other AC maintenance until it’s too late and summer has already hit. If you haven’t been changing them every six weeks or so you are wasting money and shortening the life of your compressor by making it work harder than it should.

None of us like the sticky feeling of humidity and that is exactly what we’re going to get when we don’t maintain our cooling units properly. The outside coils need to be washed off with a hose, the filters need to be changed, and a cup of everyday bleach (Clorox) needs to be poured in the PVC pipe by the heater to keep the over-flow line clear and the over-flow  pan from building up rust.

You might be wondering why a buyer’s agent is so concerned about this maintenance, well we currently have a transaction for a great young couple being delayed due to repair request to the sellers.  This delay will be resolved but is due to a poorly maintained AC unit in a gorgeous home. The ugly truth is, this could have been completely prevented.
